The Dubai Maritime Zone is an exciting new prospect in the emirate’s real estate landscape, it holds a unique character unlike other developments in Dubai, and is all-inclusive, which raises its appeal as a place to visit and live in. The marina district was envisaged as a leisure and entertainment hub comprising restaurants, a four-star hotel and waterfront shops. The project was originally expected to be fully operational by 2012, however, after completing the first phase of marina berths, the project was stalled by funding.
Deyaar Maritime City Tower is located along the waterfront of the Harbour Residences District the tower contains more than 500 apartments spread over 55 floors and is massed along the waterfront, taking advantage of the open gulf views. The whole facade revolves around the plot seeking the best sea views regardless of the internal distribution or programme based on the sun path analysis that has been carried out in order to minimize energy consumption and to maximize shading. The façade employs a balanced mix of glass and solid panels, which give the building a twisted layered façade.
